Fogging between panes is typically caused by seal failure.
When the seal breaks:
- Moisture enters between the glass panes
- Condensation forms and evaporates repeatedly
- Mineral residue leaves permanent marks on the glass
In many cases, sash replacement is the recommended solution.

In some cases, glass-only replacement is possible. This depends on the window brand and model.
Some window systems allow glass replacement, while others require replacing the entire sash or window unit.

| Casement Window | A window that opens outward using a crank handle. The sash is hinged on one side and swings outward like a door. Screens are typically placed on the interior side of the window. | Ideal for areas where ventilation is important such as kitchens, bathrooms, or living spaces. | Direct Glaze Window | A fixed window where the glass is set directly into the frame without a separate sash component. | Used when a very clean, minimal look is desired and no operable function is needed. Often used in modern architecture. |
| Bay Window | A multi-panel window that projects outward from the wall, typically consisting of a center picture window with two angled side windows. | Used to create architectural interest, expand interior space, and provide wide views. Common in living rooms or dining areas. |
| Bow Window | Similar to a bay window but composed of four or more equally sized windows that create a curved outward projection. | Used to create a more rounded architectural feature and panoramic views, often on larger exterior walls. |
Vinyl windows are commonly used in residential construction, but they can be more susceptible to:
- Thermal expansion and contraction
- Warping over time
- Seal issues and air leaks
For this reason, some contractors prefer higher-end materials such as wood-clad or aluminum-clad windows.

A sash replacement replaces only the moving portion of the window that contains the glass.
With this method:
- Existing window frames remain in place
- Locks, hardware, and screens are reused
- New hardware can be installed if needed
Sash replacement is often faster and more affordable when the existing frame is still in good condition.
A full-frame replacement removes the entire existing window unit down to the rough opening.
This installation includes:
- A brand new window frame and jambs
- New glass and sash
- New hardware and screens
- Possible replacement or resetting of interior trim
Full-frame replacement is the most comprehensive option and is often used when existing frames are damaged or outdated.

Once your estimate is approved, Summit will schedule a Final Measure appointment. During this visit:
- A manufacturer’s representative
- Summit’s production manager
- Your Summit representative
will confirm all window specifications including:
- Window sizes and styles
- Interior and exterior colors
- Hardware selections
- Screen options
You will also receive a final scope sign-off and photo diagram showing which windows will be replaced.
Custom windows typically take 2–4 months to manufacture and deliver after the final measurements and selections are approved.
Because windows are custom-built for each home, orders cannot usually be canceled once manufacturing begins.
Permits may be required depending on your local city or municipality.
In many cases:
- Summit will obtain the necessary permits
- Homeowners may need to schedule the final inspection with the city
Inspectors may need access to the inside of the home.
Most window installation projects take 1–3 days, depending on the number of windows being replaced. Full-frame replacements typically take longer than sash replacements. Crews can usually install 10–12 full-frame windows per day.
Before installation begins:
- A dumpster may be delivered to your driveway
- Windows will typically be staged in your garage
- Crews may set up saws and trim tools in the garage
During installation:
- Protective plastic and drop cloths will be used to protect floors
- Furniture may be shifted if necessary
- Crews will detach and reset blinds or window treatments
After installation, the crew will clean up and vacuum the work area.
After installation:
- The dumpster will usually be removed within a few days
- Final inspections may be required by your city
- Any touch-up work (trim, paint, hardware adjustments) may be scheduled within 1–2 weeks
Condensation on the inside of windows is usually caused by high indoor humidity, not a faulty window.
Because new windows seal much tighter than older windows, they can trap humidity inside the home.
Common sources of humidity include:
- Bathrooms
- Kitchens
- Indoor plants
- Aquariums
Managing indoor humidity and wiping condensation when it appears can help prevent moisture buildup.

It took over a year but he never gave up. He always made himself available when ever we needed him or had questions. The work Summit did was amazing! They were meticulous with their work. Our experience with Matt & Summit was great. Matt walked us through each step in the process and helped us navigate the insurance component. They handled all of the back and forth with the adjuster to resolve any differences that existed between their estimate and the adjuster's. The crew was quick and cleaned up well after the job. The finished product looks great, and we've contracted with Matt for Summit to do some additional work for us too.
Summit was fantastic to work with! Our roof had old hail damage and Matt Nelson helped us open a claim with the insurance company in 2024. There was a lot of back and forth for months, where Matt took pictures, got shingle samples, and negotiated with our insurance, but eventually they denied the claim. I guess it was fortunate that we were hit with another big hail storm in September 2025 and Matt was ready to go to bat for us with insurance right away. After the claim was approved, it took mere days for Summit to coordinate a date for the roof replacement. The construction crew worked efficiently and cleaned up nicely. Highly recommend them.
When I was searching for roofers in Minnetonka after getting hail damage, Summit Construction Group came up and had stellar reviews. Joe was the salesman that came and assessed our damage, then worked directly on our claim with Travelers. He was very informative through the full process and there wasn’t much more that I had to do besides pick a new shingle color. The team showed up when they said they would, worked very quickly and came back the next day to clean everything up. Roof looks great, and they are still assisting with the insurance claim.

Initial interaction with Christian regarding hail damage to our roof was cordial and low key. He determined that our roof was damaged to the extent it needed/justified replacement of the shingles.
